The house

This is a two-storey timber house built in 1979, standing on its own 255 m² plot. At 116 m² it is substantially bigger than most furnished monthly lets in Japan, which tend to be one-room apartments. Three bedrooms, plus living, dining and kitchen space downstairs. The living room runs to a wall of glass looking straight out over green fields, and there is a proper tatami room with paper screens along two walls. If you have been trying to fit a family, or a couple who both work from home, into a studio, this is the other end of that scale.

It comes fully furnished and set up, so you arrive to a home rather than a project. A kitchen you will actually cook in, laundry of your own, and room to work without sitting on top of each other. There is parking for two cars, one of it under cover, which matters here: this is a part of Japan where a car earns its keep.

The neighbourhood

Itako sits in the Suigo country of southern Ibaraki, where the rivers spread out into lakes before they reach the sea. It is a water town: canals through the middle of it, boats poled along them in summer, and an iris garden that draws people from across the country in June. The rest of the year it is quiet, green and unhurried, which is rather the point.

This is rural Japan rather than commuter Japan. Lake Kitaura is on the doorstep for fishing and walking, the Pacific coast at Kashima is a short drive for beaches and surf, and Narita Airport is close enough to make arrival and departure simple. A car makes the month, and we can help you sort one.

Good to know

  • A 30-day lease, not a 30-day stay. Every Kichi is booked as a fixed-term lease of at least 30 days, a firm booking condition on every house. Stay all of it or part of it: the term and the rent cover the full 30 days either way, and leaving early never shortens the lease or refunds the difference.
  • One price, most things in it. ¥120,000 a month covers the rent, the utilities and the wi-fi. There is no deposit, no key money and no agency fee, which between them are what usually make a Japanese tenancy expensive to start.
  • Departure cleaning. A single ¥30,000 cleaning charge applies at the end of your stay. That is the only additional cost, and it is the same figure whether you stay one month or six.
  • Staying longer. Terms beyond a month are welcome and are agreed with you directly rather than priced off a table. Tell us what you have in mind.
  • A real lease. This is a partner-owned house, so your fixed-term residential lease is prepared and executed by a licensed Japanese real-estate agent, including the statutory explanation required by law, with plain-English support throughout.
  • Country services. Water is from the house's own well and drainage is to a holding tank that is pumped out on a schedule. Both are normal for a detached house in this part of Japan, both are maintained by us, and neither is something you have to think about.
  • Your house, not a hotel. No daily housekeeping and no front desk. Optional paid cleaning and linen changes can be arranged if you would like them.
The one rule: a 30-day lease, not a 30-day stay.

Every booking of Kichi Itako is a genuine fixed-term residential lease of at least 30 days, under Japanese tenancy law. Not a hotel, minpaku or lodging arrangement. You don't have to be here for all 30 days; if you're coming for two or three weeks, you book the month and use what you need. The lease itself cannot be made or shortened below 30 days, before or after signing, and leaving early never shortens the term or refunds rent below the 30-day floor. Read the terms of stay.
